The make-ready checklist.
The same standard on every unit, whether it’s the first turn we do for you or the hundredth.
- Kitchen top to bottom: appliances inside and out, cabinets, drawers, counters
- Baths fully sanitized: tub, shower, toilet, vanity, mirrors, fixtures descaled
- All floors vacuumed, swept and mopped; baseboards and door frames wiped
- Switch plates, vents, light fixtures and ceiling fans dusted down
- Spot and scuff removal on walls, interior glass on doors
- Photos of each finished unit emailed to you the same day

Terms
Simple terms, in writing.
- Vacant units
- Rates assume an empty unit with utilities on. Occupied or furnished units are quoted separately.
- Minimum charge
- $185 per trip. Units cleaned on the same day are billed per unit, with no added trip charge.
- Scheduling
- 48-hour notice standard, next-day when we have the slot. Weekend turns available.
- Insurance
- $1M general liability. Certificate naming the property as additional insured on request.
- Billing
- Invoiced per unit with the photo record attached. Rates held 12 months.
Beyond the clean
Carpet, junk and exterior in the same trip.
When a tenant leaves stained carpet and a couch on the balcony, you don’t need two more vendors. Our crew cleans the carpet with hot-water extraction, hauls off what was left behind, and can pressure wash breezeways and entries while we’re on site.
